Ballard Does Apartments

The past couple of years Ballard has been a buzz with new condominium and townhome developments as well as witnessing the loss of apartments to condo conversions. Over the next two years the Ballard landscape will continue to evolve with the return of new apartment developments in this once sleepy enclave.

Here’s what’s on tap for the new Ballard:

 

Broadstone Ballard

Broadstone Ballard ApartmentsAddress: 1139 NW Market Street
Developer: Alliance Residential
No. Units: 163
Comment: Two 6-story buildings with retail along Market. Construction to begin later this year with a 2010 completion.

 

Ballard on the Park

Ballard on the park aparmentsAddress: 24th Ave NW & NW 57th (QFC site)
Developer: Security Properties
No. Units: 268
Comment: Six-stories with a 45,000 sq ft QFC market on the ground level. A 2009 completion date is anticipated.

 

Alexan Ballard

Developer: Ballard Apartments / Trammell Crow Residential
No. Units: 260
Comment: Designed by GGLO who also designed the Hjarta on the north end of the Market. Two buildings, 6- & 8-stories, with commercial/retail on Market. Completion slated for 2009.

 

Additionally, the new owner of the Sunset Bowl is a major apartment developer and management company with 13 properties in Seattle and the Eastside.

Interesting Developments at Ballard’s NOMA

Urbnlivn.com received several comments from buyers at NOMA who’ve been having a heck of a time actually buying a unit. From the cement strike, to wrong sized windows to copper theft, completion is now delayed by several months.

NOMA wouldn’t be the only project experiencing delays. I’ve heard rumblings of a number of Belltown/Queen Anne projects several months behind schedule as well. Is it acceptable, no. Unreasonable, maybe. There are many factors outside the control of the developers and I can’t think of a recent project that completed on time. Unfortunately, new construction timelines are volatile and often leaves an uneasy feeling with buyers.

Upcoming Projects?

From the city’s DPD land use bulletin that could be potential condominium projects:

Market District

Supplemental Design Review Board Meeting set for 120 Pike Street for a 23-story building including 18 floors of residential units. This is located on the NE corner of 2nd Avenue, right next to the Liberty Jewelry. If memory serves, there used to be a teriyaki place on the ground level.

Lower Queen Anne / Denny

Design Review Board Meeting set for 600 Denny way for a hotel/residential building - 150 room hotel, 56 residential units. From the map, this looks to be the Greg’s Japanese Auto lot. Update: the hotel will be a Hyatt Place Hotel and will be developed by Kauri Investments and Ariel Development. The residential units are condos.
Ballard

Design Review Board Supplemental Meeting set for 1545 NW Market for a 230 unit residential building (south of Market at 17th Avenue NW, across the street from Hjarta).
